Carpark & Floor Flushing — Frequently Asked Questions
Common questions about carpark & floor flushing in Singapore, answered by our plumbing and drainage specialists.
What is carpark flushing and why is it needed?
Carpark flushing is the high-pressure washing of carpark decks, ramps, driveways and loading bays to remove accumulated oil, rubber, dust, silt and general grime.
Beyond appearance, flushing matters for safety and drainage. Oil and rubber deposits reduce tyre grip on ramps, and silt washed into carpark drainage gullies eventually blocks them, leading to ponding during heavy rain.
How often should a carpark be flushed?
Most commercial and residential carparks are flushed between two and four times a year. Higher-traffic locations, loading bays and areas near construction works often need more frequent attention.
Where a carpark has visible oil staining, dust build-up or drainage gullies that block regularly, increasing the frequency is usually more economical than dealing with the resulting drainage problems.
Will flushing block the carpark drains?
It can if the works are not planned properly. Flushing dislodges a considerable volume of silt and debris, all of which travels to the nearest gully or drain.
For that reason we clear and, where required, jet the carpark drainage as part of the works, rather than simply washing the surface and leaving the debris to settle in the drainage system. Sump pits serving the carpark should also be checked afterwards.
Does the carpark need to be closed during flushing?
Only the section being worked on. Flushing is normally carried out zone by zone so that the majority of the carpark stays in use, with barriers and signage around the active area.
Works are commonly scheduled overnight or at weekends for commercial buildings, and during quieter daytime periods for residential developments where most vehicles are away.
Do you handle the waste water from flushing?
Yes. Wash water carries oil, silt and other contaminants and should not simply be discharged to the nearest drain. Where required, we contain and extract the waste water for licensed disposal.
This is particularly important in loading bays, workshop areas and locations where oil accumulation is heavy, as discharge of contaminated water to the public drainage system is not permitted.
