Water Tank Repair & Replacement

Leak, crack and fittings repairs for water storage tanks — and full replacement where a tank is beyond economical repair.

Water Tank Repair & Replacement

Overview

Water tanks develop faults with age. Joints loosen, sealant degrades, panels crack, and corrosion attacks fixings and internal supports. Left unaddressed, a small seep can escalate into structural damage, wasted water and damage to areas below the tank.

SPS Jetting carries out repairs on concrete, GRP, stainless steel and pressed-panel tanks. Typical works include leak tracing, crack and joint sealing, internal waterproofing, and replacement of gaskets, valves, ball floats, covers and overflow pipework.

Where a tank is beyond economical repair, we will say so and provide a comparison against replacement. Replacement covers assessment and sizing, removal and disposal of the old tank, supply and installation of the new GRP, stainless steel or pressed-panel tank, reconnection of pipework, and cleaning and disinfection before handover.

Water Tank Repair & Replacement — Frequently Asked Questions

Common questions about water tank repair & replacement in Singapore, answered by our plumbing and drainage specialists.

Where do water tank leaks usually start?

Leaks usually develop at the weakest points of the structure rather than through the middle of a panel. Common causes include degraded sealant at panel joints, cracking from structural movement or thermal stress, corrosion around bolts and fixings, and failed seals at inlet, outlet or overflow penetrations.

Older concrete tanks may also leak through hairline cracks in the wall or base, particularly where waterproofing has broken down. Poor original workmanship and previous repairs carried out with unsuitable materials are also frequent contributors.

Can a leaking water tank be repaired, or does it need replacing?

Most leaks can be repaired. Localised cracks, failed joints, defective sealant and damaged fittings are all routinely resolved without replacing the tank.

Replacement becomes the better option where the structure is extensively corroded, where panels have deformed, where repeated repairs have already been carried out, or where the tank no longer meets current requirements. An inspection is the only reliable way to decide — we assess the condition and advise on the more economical route over the life of the asset.

Are the materials used safe for drinking water?

For potable water tanks, only materials approved for contact with drinking water should be used. This applies to sealants, waterproofing systems, coatings and replacement fittings.

After any repair, the tank should be cleaned and disinfected before being returned to service. We include this step as standard so that the installation is not returned to supply with residue from the works.

How long does a water tank repair take?

Straightforward repairs such as resealing a joint or replacing a ball valve can usually be completed within a day, including draining and refilling.

Internal waterproofing takes longer because coatings require curing time before the tank can be refilled — typically one to three days depending on the system used and site conditions. We confirm the expected downtime before works begin so that alternative supply arrangements can be made if needed.

How long does a water tank replacement take?

A domestic or small commercial replacement can often be completed within one to two days. Larger sectional tanks, or installations with difficult access, typically take several days from removal to commissioning.

The programme depends on access, the size and type of tank, and whether temporary supply arrangements are required. We confirm the sequence and expected downtime before works start so building occupants can be notified.

What type of water tank is best?

The right choice depends on the application, available space and access. GRP sectional tanks are widely used because panels can be carried into plant rooms and assembled in place, which suits confined access. Stainless steel offers durability and a hygienic internal surface, and is often specified where longevity is the priority.

Capacity should be based on the building's actual demand and storage requirement rather than simply matching the old tank, particularly where occupancy or usage has changed since the original installation.

Will the water supply be interrupted during replacement?

Yes, an interruption is unavoidable because the existing tank must be drained and removed. The length of the interruption depends on the scope of works.

Where continuous supply is essential, options include staged replacement of twin-compartment tanks, temporary storage, or scheduling the changeover overnight. We discuss these options during the assessment so the approach suits the building's operations.

Is the new tank cleaned before it is used?

Yes. A new tank should always be cleaned, disinfected and rinsed before being brought into service, even though it has not previously held water. Dust, sealant residue and handling contamination from installation must be removed.

We include commissioning cleaning and disinfection as part of the replacement so the installation is handed over ready for use.
